Florida Homestead Exemption

Everyone that purchased a home for sale in St Johns or Duval Counties to be used as their primary residence is eligible for the Florida Homestead Tax Exemption! And don’t we all love a tax exemption at this time of year! The one critical element for new homeowners is that you file the application between January 1st and March 1st or you may lose out on the exemption for this year.

So, you may be wondering what the Florida Homestead Exemption is and just how valuable it is to you. To put it in the simplest terms I can come up with, it means that you pay property taxes based on a lower amount than the actual assessed value of your home, in turn saving you money. Most of my customers who have purchased a home for sale in St. Augustine or Jacksonville are able to claim the maximum $50,000 exemption. Additionally, Homestead Exemption protects St. Johns & Duval County homeowners by limiting the property’s assessed value to a 3% increase per year. In other words, even if the average price of homes for sale in St. Augustine or Jacksonville increases at a rate of 6% or 7%, your home’s assessed value for tax purposes will only increase 3% once again saving you money at tax time.

Filing for Florida Homestead Exemption is made easy by the well-organized St. Johns County Property Appraiser’s office as well as the Duval County Property Appraiser’s office. Both offices have an online link, St. Johns County and Duval, allowing you to file from the comfort of your home computer. You can also visit the Property Appraiser’s Office at 4030 Lewis Speedway, St Augustine, FL 32084 or visit the Jacksonville office at 231 E. Forsyth Street, Suite 260, Jacksonville, FL 32202. There is documentation that the Property Appraiser’s Offices requires. You will need to take it with you if going to the office, or gather it for use as you complete the online application.

St. Johns County requires the following documentation:

  • Recorded Deed or Tax Bill
  • Florida Driver’s License or Florida Identification Card
  • Florida Voter’s Registration Card
  • Social Security Number
  • Florida Vehicle Registration
  • Statement of Previous Permanent Residency
  • Place of Employment
  • The Address Listed on Federal Income Tax Return

Duval County requires the following documentation:

  • Recorded Deed or Tax Bill
  • Florida Driver’s License or Identification Card
  • Florida Vehicle Registration
  • Permanent Resident Alien Card
  • Social Security Number

Additional documentation that may be required for some applicants includes a Resident Alien Card, A Mobile Home Registration or Title, and a Copy of Trust if the property is held in a trust.
